HEARING OF
PROPOSED DEVELOPMENT
AGREEMENT
NOTICE IS HEREBY GIVEN that the Board of County Commissioners of Hernando County Florida, will hold a public hearing on Tuesday, November 29, 2022, at 9:00 a.m. or soon thereafter, in the Hernando County Government Center, County Commission Chambers, 20 N. Main St, Rm 160, Brooksville, Florida, to consider a proposed Development Agreement for the Somerset Bay C-PDP (Combined-Planned Development Project) consisting of approximately 125.96 acres. This Development Agreement would memorialize certain improvements required by the Master Plan and Conditional Plat for the property and Phase 1 of the project, including the following:
• Mitigation Requirements and Deadlines
• Commencement of
Development
• Initial Phase Final approval
• Transportation Mitigation Requirements for Phase I:
-Transportation Analysis
-Internal Roadway Improvements
-Offsite Roadway Improvements
-Design and Permitting
-Responsibility for Construction, Funding; Initial Budget
-Timing of Construction
-Right-of-Way Dedications
• Explorer Boulevard Access
• Permit Applications
• Covenant of Cooperation
• Development Obligations
• Compliance with Terms
• Construction, Operational, and
Maintenance Obligations
• Fees
THIS PROPOSED DEVELOPMENT AGREEMENT may be inspected by the public at the Department of Public Works, 1525 E. Jefferson St, Brooksville, Florida 34601, telephone 352-754-4060, between the hours of 8:00 a.m. to 4:00 p.m., M-F, legal holidays excepted.
YOU HAVE A RIGHT to appear and be heard at this public hearing and/or to send any written objections to the County Commissioners at 15470 Flight Path Drive, Brooksville, Florida 34604.
YOU ARE FURTHER ADVISED that if any person decides to appeal any decision made by the Board of County Commissioners, with respect to the subject matter of the hearing, that person will need to ensure a verbatim record of the proceedings is made.
