PURCHASE/SALE AGREEMENT FOR REAL PROPERTY

NOTICE IS HEREBY GIVEN that the Board of County Commissioners of Hernando County Florida, on Tuesday, December 14, 2021, at 9:00 a.m. or soon thereafter, in the Hernando County Government Center, County Commission Chambers, 20 N. Main St, Rm 160, Brooksville, Florida, intends to consider a purchase agreement for the purchase of the real estate located at 4370 Broad St, Brooksville, FL 34601 and further described as:

Commencing at the SE corner of the SW 1/4 of Section 8, Township 23 South, Range 19 East, Hernando County, Florida, go thence N 89° 23’ 37” W a distance of 216.96 feet; thence N 23° 02’ 08” E, a distance of 1793.84 feet to a point on the Westerly R/W line of U.S. Route 41 (also known as State Road 15); thence S 66° 57’ 52” E, a distance of 128.00 feet to a point on the Easterly R/W line of U.S. Route 41, said point also being the Point of Beginning; thence S 80° 56’ 07” E, a distance of 269.00 feet; thence S 12° 22’ 18” W to a point on the North line of the SW 1/4 of the SE 1/4 of said Section; thence run West along the said North line to a point on the Easterly R/W line of U.S. Route 41; thence run North 23° 02’ 08” East to the Point of Beginning.

Less and except the portion conveyed to the State of Florida Department of Transportation by virtue of that certain Warranty Deed recorded in Official Records Book 1019, Page 652, of the Public Records of Hernando County, Florida, more particularly described as follows:

A parcel of land lying within the Northwest 1/4 of the Southeast 1/4 of Section 8, Township 23 South, Range 19 East, Hernando County, Florida, more particularly described as follows:

Commence at the Southeast Corner (1/2-inch iron pipe with cap LB # 148) of the Northwest 1/4 of the Southeast 1/4 of said Section 8; thence N 89°41’51” W, along the south line of said Northwest 1/4 of the Southeast 1/4, a distance of 861.51 feet to the easterly right of way line of State Road 45 (U.S. Highway 41), and the POINT OF BEGINNING. thence N 22°41’04” E, along the easterly right of way line of State Road 45, a distance of 320.01 feet; thence S 80° 53’51” E, a distance of 42.33 feet; thence S 22°12’40” W, a distance of 311.96 feet to the south line of said Northwest 1/4 of the Southeast 1/4; thence N 89°41’51” W, along said south line, a distance of 47.28 feet to the POINT OF BEGINNING.

THIS PROPOSED PURCHASE/SALE AGREEMENT may be inspected by the public in the Hernando County Administration, 15470 Flight Path Drive, Brooksville, FL 34604, between the hours of 8:30 a.m. to 4:30 p.m., M-F, legal holidays excepted.
