MINERAL RIGHTS

NOTICE IS HEREBY GIVEN that pursuant to the Summary Final Judgment of Partition of Mineral Interests entered on September 13, 2023, in the cause pending in the Circuit Court of the Fifth Judicial Circuit, in and for Hernando County, Florida, Civil Action Number 272023CA000107CAAXMX, the undersigned Clerk will sell the mineral rights on the Property situated in Hernando County, Florida, described as:

SEE EXHIBIT A ATTACHED HERETO AND MADE A PART HEREOF, at public sale, to the highest and best bidder for cash on October 19, 2023 at 11:00 a.m., in the following location: in person, at a live sale conducted by the Clerk of the Circuit Court for Hernando County, outside of the Civil Department, Room 245 of the Hernando County Courthouse, 20 N. Main Street in Brooksville, Florida 34601.

NOTICE: ANY PERSON, OTHER THAN THE OWNER(S) OF THE MINERAL RIGHTS ON THE PROPERTY AS OF THE DATE OF THE LIS PENDENS, CLAIMING AN INTEREST IN OR TO ANY SURPLUS FUNDS RESULTING FROM THE SALE CONTEMPLATED HEREIN, IF ANY, MUST FILE A CLAIM WITH THE CLERK OF THE CIRCUIT COURT WITHIN SIXTY (60) DAYS AFTER THE DATE OF THE SALE.

The East ½ of the Southeast ¼ of the Northwest ¼ of Section 26, Township 22 South, Range 18 East, Hernando County, Florida, less and except the Westerly, Easterly and Southerly 15 feet for public road right-of-way; and

The West ½ of the Southeast ¼ of the Northwest ¼ of Section 26, Township 22 South, Range 18 East, Hernando County, Florida, excepting 15 feet of Western and Southern boundaries for roadway.

Less and except that portion deeded to the Florida Department of Transportation as recorded in Official Records Book 1254, page 1480, of the Public Records of Hernando County, Florida, for the Suncoast Parkway.
